Care and Maintenance

ESM Hand Cleaning Recommendations

ESM glass has a pyrolytically coating (hard coat) low emissivity glass on the inside pane of glass. The coated surface is very durable and has a slight texture inherent on this type of coated glass. Hand cleaning of ESM glass is only slightly different than cleaning of on-coated glass. Following the recommendations below will result in successfully cleaning the ESM Glass.

Regular Cleaning

  1. Thoroughly clean the surface of the glass with a sponge or soft cloth and plain water to remove surface contaminates.
  2. Dry with a clean soft cloth. Use a clean sponge or soft cloth to wash the surface with a solution of 10% to 20% vinegar. Always use a NEW soft cloth or squeegee to dry the glass. Cleaning may cause streaks when dried if the glass is exceptionally dirty. In this case repeat cleaning. Care should be taken with rubber squeegees as they can leave streaks that are extremely hard to remove if they are used incorrectly or are in poor condition.
  3. Commercial glass cleaners (WINDEX®, GLASS PLUS®, etc.) may be used, but some may leave a film residue and may cause smearing. If these situations occur repeat cleaning process using a vinegar based cleaner. Vinegar based cleaners tend to cause less streaking than other types of cleaning solutions. The most important consideration is to remove as much contamination from the coating as possible with plain water wash before attempting final cleaning.

Special Cleaning

  1. For unusually hard to remove contaminates such as crayons, wax, grease, markers and adhesives, special cleaners may be used to spot clean the glass. Denatured alcohol and isopropyl alcohol work on a variety of contaminates. For harder to remove contaminates such as crayons and markers, commercially available cleaners such as Goo Gone® and Goof Off® work well. After spot cleaning, the full glass surface should be cleaned as discussed above.

NEVER use ANY type of scraper, plastic or metal, on the coated surface.

NOTE: Do not use liquid grease remover, strong soaps and detergents containing organic solvents, nail polish remover or cleaners that have bleach. This could effect the appearance of the vinyl.

 

 

Double Hung Tilt-In Washing Instructions:

  1. Unlock window.
  2. Raise bottom sash approximately 4" above sill.
  3. Push thumb buttons on top of sash toward the center of the sash. This will retract tilt latches into sash frame, allowing sash to tilt inward.
  4. Tilt sash into home. Once sash has been tilted to 90o, the pivot bars located at the base of the sash, will disengage from brake show, and sash can be removed.
  5. To remove sash, hold sash firmly with both hands. Gently tap on sash near base of sash on one side.
  6. Once sash is out of brake shoe, gently raise opposite side.
  7. To reinstall sash, reverse steps 6 & 5. Sash must be at a 90o angle, perpendicular to the frame or wall to engage or disengage brake shoe.
  8. To prevent sash from coming out of brake shoe, do not tilt sash to 90o.

Condensation

Condensation can occur inside and outside of your home. The cause is humidity, the invisible water vapor, present in virtually all air. When water vapor comes in contact with a surface that is below a temperature called the "dew point", the vapor turns to visible droplets of liquid. This happens often to bathroom mirrors and walls as well as windows during the winter if the inside humidity level is high enough.

Unfortunately there is no such thing as a condensation-free window. Even walls will "sweat" when there are large amounts humidity present. Windows do not cause condensation; they can only prevent moisture from escaping to the outside and create a visible surface where condensation can be noticed. If the inside of your glass surface shows condensation, you can be sure there is an excessive amount of moisture that is also collecting on your walls and ceilings. When surface condensation occurs, this does not mean your window is defective, it simply shows the unit is doing it's job; insulating your home.

We tend to notice condensation more only on windows, mirrors, etc., because glass is often the coldest surface within a home it will not absorb excess moisture. Controlling the amount of humidity within a home is the only way to reduce interior condensation.
